BEFORE YOU START HOUSE HUNTING, LET’S TALK ABOUT THE BIGGER PICTURE.

Before we fall in love with a house, I want to help you understand:

What can you comfortably afford?
Your pre-approval is important, but your monthly payment is only one piece of the puzzle. We’ll look at taxes, insurance, HOA dues, maintenance, utilities and other costs so you have a realistic picture of homeownership.

What are you saving for?
Down payment and closing costs are important, but you shouldn't necessarily drain your savings just to get the keys. We’ll talk through your overall financial picture and your cash-to-close strategy.

What does homeownership look like long-term?
Are you planning to stay for five years? Ten? Is this your forever home, a starter home, or potentially an investment? Your goals should influence the property you choose.

What programs might you qualify for?
Depending on your situation, there may be down payment assistance programs, grants, lender incentives, seller credits or new-construction incentives worth exploring.

The home-buying process, simplified.

You don't need to know everything before you begin.

Discover

We'll start with a conversation about your goals, timeline, finances, lifestyle and what you're hoping to find. This is where we separate your must-haves, nice-to-haves and deal-breakers.

02 —

Prepare

I'll help you understand what you need to do before we start seriously shopping. That may include connecting you with a trusted lender, reviewing your buying power, discussing cash-to-close, or identifying programs and incentives that may be available to you.

03 —

Search

Now we shop. I'll help you evaluate homes based on more than countertops and square footage. We'll consider location, resale potential, neighborhood, commute, taxes, HOA costs, condition and how the property fits your bigger goals.

04 —

Write the offer

When you find the right home, I'll help you understand the numbers and terms before you sign. We'll discuss price, contingencies, credits, timelines, deposits and strategy so you can make an informed decision.

05 —

Due diligence

Getting an offer accepted is exciting—but the work doesn't stop there. We'll navigate inspections, disclosures, appraisal, loan requirements, title, negotiations and other important steps while keeping an eye on deadlines.

06 —

Close & get the keys

I'll coordinate with the appropriate parties, keep you informed throughout the transaction and help make sure you know what to expect as you move toward closing.
